Alperton Gateway, Brent
This £520 million major regeneration project, led by Brent Council, is transforming a neglected part of west London.
Network Homes, in a joint venture partnership with our developer, Hill, kick-started the regeneration of Alperton with the development of 243 Ealing Road. The development comprises 441 high quality, mixed tenure apartments in seven contemporary buildings, plus over 13,000 sq ft of commercial space. The gross development value is £110 million.
This was a genuine joint venture partnership, with Network Homes and Hill sharing the risks and rewards. Network manages 54 shared ownership and 57 affordable rent properties on the completed development, with the remaining 330 homes for sale being marketed jointly by Network and Hill. Hill have developed the homes on behalf of the partnership.
The joint venture also enabled us to deliver the homes ahead of schedule and at a lower cost than would otherwise have been possible. This has benefited of not only Network and Hill, but the first residents of the scheme.
There is no differentiation between the affordable and private homes and the communal parts of the development are open to all residents.
243 Ealing Road has so far won an Evening Standard New homes Award for ‘Best First time Buyer Home’ and a What House? Bronze award for ‘Best Starter Home’.
