Eligibility - London Living Rent

Eligibility for London Living Rent is restricted to existing private and social renters with a maximum household income of £60,000, without sufficient current savings to purchase a home in the local area. Any update to this criteria will be provided through the GLA’s Annual Monitoring Reports. Where properties are oversubscribed, boroughs will be able to set additional priorities. All homes are expected to be advertised on the GLA’s London-wide portal, which can be found here.

General Eligibility is:

  • You must be currently renting in London
  • You must be currently living or working in London
  • Priority will be given to applicants who currently live or work in the London borough of Ealing  
  • Your household income must not exceed £60,000
  • Your minimum income will be;
    • 1 bedroom apartment - £33,400
    • 2 bedroom apartment - £40,300
    • 3 bedroom apartment - £47,200
  • You must be unable to currently buy a home (including through shared ownership) in your local area. (see ‘Allocations and priority’ below for more details on how this works)
  • Your gross salary will be at least 3 times the rent or more as each flat has a minimum income requirement
  • You must be able to provide one months rent in advance and one months rent as a security deposit
  • You must demonstrate the ability to pay the rent (without recourse to Housing Benefit) and accumulate savings
  • This apartment must be your primary residence and you must not own a property either in the UK or abroad
  • You must be employed on a permanent contract or a temporary contract with 6 months remaining, the original contract being issued for at least 12 months.
  • You must be able to supply 3 months payslips or, if self employed, a full year accounts / A302 form
  • You must meet lenders general criteria to obtain mortgage finance
  • You have no history of rent arrears from previous properties within the last 12 months or have not breached the terms of a tenancy agreement

Proposed Priority Policy

To reflect the Mayor of London's Homes for Londoners programme, priority will be given to British Armed Forces Personnel (serving military personnel and former members of the British Armed Forces discharged in the last two years).

Additionally, for the first weeks following full market release of the property’s priority will be given to applicants from the following groups, in priority order:

  • Council or Housing Association tenants living in Ealing (with a secure tenancy)
  • Applicants meeting the London Living Rent criteria living in Ealing
  • Applicants meeting the London Living Rent criteria working in Ealing
