Gas safety

Keeping you and your home safe is important to us.

Annual gas safety check

If you rent one of our properties, we will inspect your property every year to check and service your heating appliances and smoke detectors.

This is to make sure that they are safe and working properly.

We will check all smoke detectors, gas and other heating appliances.

Once we have finished the check, we will leave a copy of the ‘Landlord’s Safety Record’ with you, or we will post it to you within 28 days. Please keep this in a safe place.

We will make an appointment with you for a Gas Safe engineer to carry out the inspection.

If you are not home when we visit, we will leave a letter or calling card. You must contact us as soon as possible to arrange another appointment.

If you need to change your appointment, please let us know as soon as possible by phone or email.

Once you have booked your appointment, you need to let us have access to your property so that we can carry out our safety check.

Please make sure that a responsible adult over the age of 18 is at the property when we arrive. If there is not a responsible adult there, we will have to rebook the appointment.

During your appointment, please keep children and pets away from the work area.

As a landlord, it is our legal responsibility to carry out an annual gas safety inspection.

If you do not allow us into your home to carry out the safety check, we will take legal action to force access to your home and you will have to pay the court costs.

If you suspect a gas leak in your home, contact the National Gas Emergency Service straight away on 0800 111 999.

Make sure that you:

  • Turn off all gas appliances
  • Open all doors and windows to let in fresh air
  • Turn the gas off at the meter
  • Do not use matches or naked flames
  • Do not use any electrical switches or appliances including door entry systems.

Please note: we do not check appliances that you own, but we will check any flue or chimney that services it. Also, as part of the gas safety inspection we'll test to see if there are any gas leaks on the system. If a leak is found and traced back to the pipework connected to your own appliance we will disconnect the appliance. 

If you own the appliance, you are responsible for maintaining it and arranging an annual gas safety check. Always use a Gas Safe registered engineer. To find an engineer, go to www.gassaferegister.co.uk phone 0800 408 5500 or use the test phone service on 0800 408 0606.
